The owners of a charming 1920s bungalow were concerned about growing cracks in their stucco and a porch floor that had developed a noticeable slope. Initially described as "a little slanty," the porch had worsened to the point where a marble placed at the front door would swiftly roll toward the storm door.
Foundation Stabilization & Joist Replacement: We installed new ledger boards, hung new floor joists with a subfloor, installed new fir flooring, and then sealed with ultraviolet protection.
- Precision Leveling: The porch's incline was adjusted from a significant 1½-inch drop per four feet to within a quarter bubble on the level, restoring its original charm and usability.

These homeowners lived with severe sagging in both the upper and lower levels of their two-story porch, rendering the space uncomfortable to use and spend any amount of time in these spaces.
Foundation Stabilization and Elevation: We carefully supported, excavated the stucco porch, poured new footings, built a block “stem” wall, and back-filled the excavation to save their porch from inevitable structural failure
- Dual-Level Joist Reinforcement: Adding sleepers to the floor joists on both levels, we restored the floor to a level living space.
